Who owns the Park?
York House Leisure owns the park and has done for nearly 30 years, we are a family business intent on preserving the picturesque nature of the park. Ownership of the Park is particularly important when looking to the future in terms of investment in infrastructure and guaranteeing licence agreements.
Does the Park flood?
Abbots Green does not flood. In June 2005 the village experienced flooding and a small part (south east corner) of the current caravan park was flooded, the water came over the bridge on the public road and flooded part of the village.
Is the site secure?
Yes, there will be electric gates, operated by either a key fob or security code.
Is Abbots Green under construction?
No, we decided to install all bases and services so as to cause minimum disruption to lodge owners, leaving the garden areas to be designed individually with owners and our landscape designer.
How much does a lodge cost at Abbots Green?
In the main prices will start from circa £95,000.
How long can I occupy my lodge for, can I live here.
The lodges are not residential, they are for use as second homes during the 11 month season.
What are the pitch fees, are there any other costs, what is the payment schedule.
Pitch fees will be £2,750.00 for the 2009 season. Rates, insurance and metered gas, electric and water bills are also to pay. The pitch fees are due in January, rates in May, insurance in September. Utilities are read twice a year and are attached to the January and May invoices.
How long is the licence on the lodges?
Between 30 and 50 years depending on the lodge.
Can family and friends use my lodge, can I pass it on to family in a will.
Yes they may, all we ask is that they register at reception on arrival and conform to the Park rules. The remaining license may be passed on to family by arrangement with Head Office.
Any rental allowed.
Currently we have no facility for sub letting. The holiday lodges are for your own use and family and friends may stay with your permission. All we ask is that you notify reception so that we know who is on the park.
Do the lodges come fully equipped, are there any extras to pay for.
All lodges come fully furnished with fitted kitchens, including a fridge or fridge freezer- dishwashers or washing machines are usually optional extras. Bedrooms and bathrooms are fully fitted including beds, with matching bed sets as an optional extra. Flat screen TV and sound systems are optional extras. All you need to bring to your new holiday home is crockery, cutlery, glassware, bedding and towels and any other personal items.
What is the extent of my pitch, who looks after what, what do I look after.
The main area of the pitch will be to the main door (driveway side) with some ground to the front and back. Overall size will vary from pitch to pitch. York House will be responsible for hedges and areas of grass deemed community areas, the lodge owner will be responsible for keeping grass cut and the area around the lodge tidy. York House will offer a gardening service for an additional annual fee.
Do the lodges require any maintenance, how often.
Lodges will require some maintenance, this will depend upon the cladding, some will need treating about every 2 years others will need very little.
What length of warranty do the lodges have, what does this cover.
All lodges come with a Platinum seal 10 year warranty, this does not cover normal wear and tear but will cover manufacturing defects.
Can I have satellite TV, telephone and internet access.
Yes, there will be a wifi system on site through which you will be able to access skype. Skype is a software that allows phone calls to be made through the internet and the great thing is that if you connect to another registered skype user the call is free.
When I buy a lodge, how long will it be from putting a deposit down to moving in.
Depending on availability from the manufacturer, it will be about 12 weeks from receipt of a signed design specification and relevant deposits.
Once I have decided on a pitch and lodge, how do I pay for it.
Reserving your chosen pitch requires a £2,000.00 deposit - this is non-refundable after 1 month. Having decided which lodge you would like on your pitch and signed the specification you will be required to pay a 25% deposit of the full price. After 1 week we will order your lodge to your specifications. When your lodge is ready to leave the manufacturer you will be required to pay 55% of the final cost and on hand over of your holiday lodge, the final balance of 20% less the £2,000.00 pitch reservation fee. If you are buying a lodge from stock we would ask you to sign the relevant paperwork and pay a 10% deposit - as soon as the balance is paid and funds cleared you will be free to move in. York House Holiday Park can arrange finance for the purchase. Please ask us for details.
Will there be restricted access to Abbots Green.
Abbots Green will be an exclusive, gated development so only vehicles with the correct code or fob will be granted access. Obviously there will be lodges to sell so we will have viewings of the area.
If I wish to sell my lodge, how do I go about it and are there any charges.
Should you wish to sell your lodge this would be done through the office. A commission of up to 15% (plus vat) would be payable upon sale - scale as below:
- up to 2 years 2.5%
- 3 to 5 years 5%
- 6 to 10 years 10%
- 11years plus 15%
